The Housing Choice Voucher Program, also known as Sec8 Program is a rent subsidy program designed to assist low-income families in paying rent for private housing of their choice. The participants pay 30% of their adjusted gross income for rent and utilities.  The MHA Assistance Payments Program subsidizes the balance of rent. 

The Housing Authority is currently providing assistance to 2302 families through the voucher program and 40 Shelter Plus care families.  

The MHA's HCV (Sec 8) Waiting List is currently closed and will remain closed until further notice.

The Housing Choice Voucher Program is designed to achieve three major objectives:

  • To provide decent, safe, and sanitary housing for very low income families while maintaining their rent payments at an affordable level;
  • To promote freedom of housing choice and spatial deconcentration of very low income families of all races and ethnic backgrounds;
  • To provide an incentive to private property owners to rent to very low income families by offering timely assistance payments;

In addition, the Housing Authority has the following goals for the program:

  • To assist the local economy by increasing the occupancy rate and the amount of money flowing to the community;
  • To encourage self-sufficiency of participant families.The purpose of the program is to facilitate matching eligible MHA clients with affordable, dependable and quality housing properties.
