Benefits for Landlords

The Marietta Housing Authority's Housing Choice program provides rental assistance to low-income families in the private rental market.  The MHA works with familites and landlords throughout Cobb County to provide choice-based, affordable housing.

  • Low Vacancy Rates: Because clients are always looking for good, affordable housing, a Housing Choice landlord rarely has a vacant property.
  • Good Clients: MHA conducts basic background checks (including criminal and payment history) on all potential Housing Choice clients.  Landlords are able to create their own selection criteria, too.  A participating landlord is not required to rent to a family who does not meet all eligibility requirements established by the landlord.
  • Well-Maintained Housing:   The MHA conducts an initial property inspection and follow-up annual inspections.  The landlord may establish, and conduct their own periodic checks, as well.  These inspections insure that properties are maintained at the highest level.
  • Guaranteed Rent: Most Housing Choice families have a financial safety net if they experience a loss of income.  In those instances, the MHA will review and, if appropriate, will increase its portion of the rent subsidy.
  • Direct Deposit:  Housing Choice landlords receive the rental payments on time, every month.
  • Limited paperwork: All leases and contracts are standardized and prepared by the MHA at its offices.  The MHA does the bulk of the paperwork.
