HCV Landlords

Thank you for your interest in serving as a participating Landlord/Owner in the Housing Choice Voucher [HCV] Program for the Marietta Housing Authority [MHA].  Watch this brief video for HCV Program: basics, benefits, and ways to participate.

The Marietta Housing Authority’s Housing Choice Voucher program provides rental assistance to low-income families in the private rental market. The MHA works with families and landlords through cobb County to provide choice-based, affordable housing.

There are a number of advantages to providing units on the HCV Program, such as:

Quality tenants: MHA conducts a basic background check for program eligibility. Landlords are able to create their own selection criteria, too.   Also, because the client’s assistance is tied to fulfilling the provisions of their Lease, landlords find that HCV clients may be more motivated to follow Lease provisions.

Well-Maintained Housing. The MHA conducts an initial property inspection and follow-up inspections as required by HUD.   The landlord may establish and conduct their own periodic checks, as well. Many landlords say that these inspections help them to ensure the properties are maintained at the highest level.

Consistent Revenue: Landlords find that because a portion of the rent comes directly from MHA, they are able to manage their cash flow better. It is also important to remember that families that participate on the HCV program have a financial safety net if they experience a loss of income. In those instances, MHA may increase its portion of the rent subsidy.

Direct Deposit: HCV landlords receive the rental payment on time, every month through direct deposit.
